Here are some details in what I do to sell your home:

- Evaluate the marketability of your home and, if necessary, offer advice
on improvements you can make to attract buyers
- Help you price your home to sell based on what similar homes in your
neighborhood have sold for in recent months and prices of other
homes currently on the market in your area
- Ensure you complete all the necessary disclosures as required by law
regarding property condition and lead based paint, if applicable
- Position your home online to attract today's "online buyer".
Most home buyers today begin their search online. My primary
area of expertise is showcasing the online appeal of your home
using quality digital photos to feature the most attractive
aspects of your home.
- While your home is on the market, I will set up an auto-search for your
neighborhood. You will receive email automatically when any new
competing listings in your home's price range are put on the market,
sell or expire/don't sell within a certain time frame. This way you know
what's happening in your market, when it happens and we can adjust
our marketing strategy if needed.
- Call you to schedule all showings. Once a showing is scheduled, an
email is sent to the agent showing the home with a request for them to
email feedback after showing the home. When I receive feedback from
a showing I forward it directly to you.
- With you, I'll evaluate offers we receive and work to represent your
interests by assisting you in negotiating the terms of sale including
price, earnest money, possession, closing as well as any of other
contingencies. At this point my experience in over 100 previous
contract negotiations will be put to work to help sell your home for
terms most favorable to you.
- Follow up with buyer, buyer's agent, inspector and/or lender regarding
inspection findings and progress of loan status.
- Review HUD-1 closing statement to make sure it has been prepared in
accordance with the terms of the purchase agreement.
- Attend closing with you to make sure everything goes as smoothly as it
should and to handle any closing issues that can arise.
- Place a SOLD sign in the yard.
