What you can do to help sell your home for the most money in the shortest amount of time?

EXTERIOR - Well maintained lawn, weed eating, edging done along walk/driveway, appropriately trimmed landscaping. Buyers see homes online and do drive by's before setting appointments. Make sure the drive by makes them want to see inside. For all showings, the backyard appearance is as nice at the front.

 
 

FRONT DOOR/PORCH - Clean, crisp, sharp looking. This is 1st impression for showings. As needed paint and/or replace front door, change out door knob, porch light, etc.

INTERIOR - CLEAN, CLEAN, CLEAN and uncluttered. If you don't touch/use/clean it at least once a week, pack it, donate it or toss it. If you are selling, it has to go at some point anyway. If it helps the home show better - sell for more money in less time - it makes sense to pack it now.

KITCHENS/BATHS - Hospital emergency room clean and zero clutter including under vanity, drawers and linen closets.

DON'T FORGET - Clean windows glass/sills, baseboards, above cabinets, ceiling fans, light fixtures, under kitchen sink, replace furnace filter, change interior/exterior light bulbs as needed, etc.

For showings I recommend MacIntosh (apple orchard) scented Yankee Candles.

Pet odors and cigarette smoke are two worst turn offs when trying to sell a home.
